Condition surveys

The purpose of a building condition survey is to produce impartial information concerning the technical condition of an inspected location while assessing existing and future repair needs. The Ahma Engineers Ltd. experts who specialise in condition surveys assess the condition of a location by means of a visual inspection and, if necessary, utilise non-destructive methods such as temperature or moisture measurements.

The building condition survey determines the condition of the structural, HVAC+W, electrotechnical systems of a site. The survey is carried out according to RT Data Sheet 18-10672 “Liike- and palvelurakennusten kuntoarvio. Suoritusohje” (“Building condition survey of commercial and service buildings. Instructions for execution”) and RT Data Sheet 18-10785 “Asuinkiinteistön kuntoarvio. Laajennettu energiatalouden selvitys” (Building condition survey of residential property. Expanded energy economy clarification”).

The client receives a written report with the results of the building condition survey. The report assesses the overall condition of the building and presents a technical LTP proposal. In the report, the condition of the building is described and classified according to the applicable system. The most serious structural damage and construction defects are shown with photographs. LTP refers to a long-term plan (usually over a period of 10 years) that specifies the future repairs of the building. The LTP proposal contains the necessary remedying measures and a budget-level estimate of the costs of each repair measure. The repairs are spread over the LTP period on the basis of the technical condition of the location. The owner of the property is responsible for the financial aspects of the repair programme.
